As a Buyers Specialist, I take potential Buyers through many homes.  I see the same things happen which make Buyers decide to move onto the next home...  Sellers, Listen up!

SHOWCASE YOUR HOME... In spite of how frequently this mistake is addressed, its presence is still widespread. Make your home look as pleasant as possible and make necessary repairs. Clean. Clean. Clean. Make sure everything functions and looks presentable, and remove as many possessions as you can prior to showing (consider renting a temporary storage unit). An unkept home, or one with too much clutter, will make it dramatically more difficult for buyers to become emotionally interested in your property.

A PROPERLY PRICED LISTING IS HALF WAY SOLD... Every seller naturally wants to get the most money for their home, and rightfully so. The most common mistake is listing too high. Exposure is greatest to potential buyers shortly after a home comes on the market. If it is dismissed as being overpriced early on, it can result in later price reductions. Overpriced properties take longer to sell, and sell for less, than they likely would have had they been priced properly in the first place.

DO WHAT THE BUILDERS DO - OFFER INCENTIVES... 'Go Beige' Realtors have long advised... but it may take a bit of green to jumpstart a sale stuck in neutral. Such incentives as cash to cover closing costs for the buyer or to buy down their mortgage rate is very appealing and often more favorable to a buyer than a price reduction.
