 I gotta share this story with you!  I have a first time home buyer that I have been looking at properties with for nearly A YEAR AND A HALF now.  We have looked at several, even made a few offers on some, but finally I think we may have found the one that will work!

 I would never RUSH anyone, or pressure them in any way, it's just not my style.  I believe when they find the perfect home, they will know it (and so will I).  The important thing is paying attention to details and really honing in on "what the most important things to them".  

You may or may not know... that when buyers buy, sellers sell, and borrowers borrow there are always much deeper levels there of the intent behind the decision.  In my experience, it's always about MUCH deeper reasons than "I need more space" or "A 3 bedroom, 2 bath home with a big kitchen".

When you REALLY get to your clients CORE decisions for buying, selling, or borrowing, you will connect with them on a much deeper level, build rapport faster, and KNOW that they "will be the first person EVER to buy a home in their family."

So tell me...

  • what was the LONGEST time you worked with a client CONSISTENTLY to get the job done?
  • what were some of the BEST connections you have EVER had with a client, and WHY?
  • Do you get to the CORE reasons they intent to buy, sell, or borrower?

As many of you already know, If you can lead your client through a process of clarifying  their values...

...The decisions are ALWAYS SO MUCH EASIER!

Katrina, That is great. I have been working with a buyer for about a year and a couple of months now and I know we will eventually find their dream home, but if I rush them I am never going to hear from them again.

I closed an escrow last year that entailed three properties, two with title issues and the entire process was 18 months but it worked out for the best because after 6 months in escrow on the second home a really unique home came back on the market.  It was a home my clients had sold six years earlier and lamented every day selling it.  Everything happens for a reason.  Their dream beach house was their old beach house.

I've worked with a client for 8+ months...we were going to pull the listing that weekend and they were going to stay...we received an offer on Tuesday - 4 days prior...they went house hunting "without me" (promising not to buy anything) because I had 2 appointments that Sunday...and signed all the paperwork for their brand new home that would be complete around the same time we closed their current home!  WOW!!  What a treat...I shared 1/2 the BONUS off the NEW ONE so they could buy a Refrigerator and Washer and Dryer!!  We're good friends...and they are CLIENTS FOR LIFE!!
