We all have those listings that we take, price right, advertise right and do everything we can to sell it, but it just won't sell. As a listing agent you bang your head against a wall to try and figure out what is the missing ingredient that will sell that home? I am not sure in this market there is an easy answer, is there? Yes I still believe there is a buyer for every home but how long will that take?? Is there a time as an agent that you say, sorry I have tried everything I can to market and sell your home and it is just not working. Is it time to pull it off the market for now or let the seller switch agents? We do not give up but timing is everything in this business and I wonder if the time is not right at this moment.

I am actually feeling that way about all of my listings right now :o). I just keep tyring my best and putting it out there. Keep the faith and make sure your sellers are aware that you are doing everything you can. Lots of luck!

I think that a listing doesn't sell for a reason. Sometimes we may not see that reason until we step back from the situation and look at what is happening with the competition. If the competition is selling but we are not, why?? Golden rule in real estate is Price overcomes all objections.
"Price overcomes all objections", classic and so true. If a listing is stagnant, offer to take a fellow Realtor to lunch and drop by the place to get their honest opinion. What could it hurt?
More than ever we have to stay positive yet realistic. I believe we must stay on top of our markets and study the data daily. I also think we have to talk to our clients much more now to give them the updated market reports, etc. It's a different ballgame.
What's really frustrating is when a seller refuses to drop the price and then when the listing expires hires another agent and immediately drops the price. I send my sellers weekly reports from hits on the MLS, showings, websites, realtor.com, tourfactory, etc. so they can see how much traffic the home has gotten versus offers.
