Don't Think Your Sphere of Influence Is Always Influenced

I had an Open House today and I made an intreresting discovery: not every agent's SOI (Sphere of Influence) necessarily is influenced. Here's what happened:

My sellers were out of the house for the day and so I made myself at home in the kitchen baking cookies.  As I waited for them to bake, I took a look at the refrigerator: there was a magnet with an attached notepad from another REALTOR!  He looked like a great guy, took the time to send them a handy notepad that attached to the refrigerator.  I don't know what his relationship is with my sellers-all I know is that they responded to my letter offering to sell their FSBO.

I had a slow Open House-with the rain and snow, it's not surprising-but I did have a man come in because "I just love Open Houses."  Turns out he almost has his credit in good shape to start looking for a house.  He mentioned one of his old friends found him on Facebook and is periodically sending him a personalized list of houses for sale that might fit his family's needs.  I said, "Well if you're already working with an agent, I don't want to take you away from her."  He replied, "Oh, she's not my agent-she's just sending me lists of houses.  If you can find me a house, I'll go with you."  I had a mortgage broker working the Open House with me, so we both got his contact information and are going to tag team to help him get his loan started and find a house for him and his family.

I learned an important lesson today: just because my friends and family know I am a REALTOR doesn't mean they will call me first when they are ready to buy or sell a house. I still need to ask for their business, not assume I've already got it.

Hi Jann ~ We find other agents' promo material in our listings all the time.  And multiple agents will have the same customer in their online search setups. I had a listing recently with an agent's ten year old mailing tacked to the wall. I'm going to give it to him as a souvenir.

Not sure what else to say, other than once a month I make sure I reach out to everyone in my database, including friends!  Good stuff and thank you for sharing---

Very good observation.  If we do not keep reminding our SOI that we are still there for them, we are forgotten like an old pair of slippers after buying a new pair.  Keeping in touch and constantly asking for referrals is key in our business.

You make a good point. We have to keep in touch and not make too many assumptions. Relationships require contact to maintain.
