Real Estate Success:  Prospecting 101

Well now, you might be tempted to ask, isn't Prospecting for newbies? Aren't seasoned agents beyond digging for leads and asking for business?

No, No, No Prospecting works for seasoned as well as newly licensed agents.  Let's look at the fundamentals of Real Estate first, then we will begin Prospecting 101.

 

Real Estate Is a People Business

We, the Real Estate agents, need buyers and sellers to work with otherwise we have NO BUSINESS.  Is that fundamental enough? 

Let's look at it another way.  The more people we talk to and the more people People

we put into our car, the more opportunities we have to make a sale and be successful in Real Estate.  Does that make sense?

 

Prospect = People

Talk to people.  The more people you talk to and the more people that know you are in Real Estate the more potential you have to find buyers and sellers to work with and hence be successful.

Continue talking to people about Real Estate Real Estate is a People Business and people like to talk about Real Estate.  If they know you are in Real Estate they will want to talk to you.  Recently my husband & I were in a church pew  and about to walk out after the service when the couple in front of us turned around and asked, "How's the Real Estate business?"  Ten minutes later we walked out with our new clients.

Wear your name badge everywhere  Your name badge will be a conversation started especially when you wear it with a smile. One of my agents sang in the church choir every Sunday wearing his name badge since he was going to his open house immediately after church.

Wear casual clothing with company logo  Why do you think the pro teams market their logo on merchandise? It's a money maker and it builds name recognition.  I had one agent pick up new clients at his son's basketball game because he was wearing the company logo on his sweatshirt.

Don't forget to be friendly while waiting in line. Talk to others waiting in line.  Then greet the clerk with a smile.  She may just be looking for a house.

Attend every family function (even the boring ones)  Use family functions as a way to keep the extended family informed about your business.  Ask the question:  Do you know anyone who is thinking of buying or selling this spring? My sister's husband was one of seven kids and they loved a 'get-together.' So I had the opportunity to see his side of the family and what do you think they wanted to talk about when they saw me the Real Estate agent.

Invite a friend to lunch or drink after work Wow!  Real Estate is fun.  Friends I hardly feel like I am working some days.  Even a game of golf or Tupperware party is Prospecting and hence might even be a tax deduction.  How good is that?  (No, the items you purchase are not a tax write-off)

 

Upgrade Your Social Skills  Develop your online presence. Your company website, Realtor.com, ActiveRain, Facebook, Twitter, Plaxo, Zillow and Trulia for starters.  The opportunities abound to connect and reconnect if only we take advantage of them.  And most are FREE!

Mary- I sponsor a bowling team and besides giving them shirts, I also buy them shirts with pockets and give them a handful of cards each season.  Works wonders.  Great ideas, but there still are some family functions I'm NOT going to go to. LOL

For Holidays, be creative. As a local Chamber member, we are allowed to display promotional items on a table before you go into the banquet room. For St. Patrick's Day I filled clover decorated clear bags with several chocolate covered gold coins, hole punched my business card and wrapped each bag up with a green twist tie and my card attached. Made a sign that said "FREE MONEY Take One", they went quick!

For Easter, I will be dressing up as the Easter Bunny...taking pictures of the little ones as they visit then e-mailing a copy to the parents!

Mary, these are such great ideas. I believe many, including myself, have blinders on as to living our lives daily IS prospecting.  We assume relatives and friends know what we do and will refer us.

We have always had great success with open houses. In our first 2 years I did more than 20 each year... met 6 new buyers each of those years that eventually bought from us. One guy took 2 years but the property was $680k.

If you make your total living in real estate, continual prospecting is the only way to succeed. Many folks who come to open houses do not have agents or do not like the ones they have. Be knowledgeable, friendly and non pushy and you will get your share of new people.

Mary....What a great reminder of all the things to maintain your prospecting activity.  Logo clothing is absolutely great.  Prospecting is a full time job which can, as you outlined, be fun and rewarding.

Mary ~ Good ideas of course coming from you.  I never leave home without my name badge.  I don't want to be a secret agent.  I had a jewelry show here at the office about a month ago and I am now on the board with Habitat for Humanity. It is a wonderful feeling to help out where ever I can, like the Relay for Life coming up fast again this year.  Last year I held a Run, Bike, Run and raised over $1,800.

Coleen,

Coldwell Banker has many logo items for sale on their website.  Check with your broker poll the office as it is cheaper to order in bulk than one item.  If your broker will permit, go to local vendor to put the CB logo on jackets, shirts or hats.  But I would recommend their website first.

I would say 'Try it' and you will be hooked.  I love to cook so I invite people for lunch at my home or office conference room.  Be creative with your ideas.  Do things you enjoy with friends and acquaintances and the conversation will gravitate to real estate.  Chances are that others will reciprocate.  In other words 'Have Fun!.'

Tammy,

Sponsoring a bowling team or any sports team is a great idea.  I like the idea of putting cards in the pocket.  After the season is over they still wear the shirts--good advertising that continues to work for you.

I can agree with the family issue, too.

Great post Mary, I like the direct approach - ask and you shall receive - if you ask enough people in your sphere of influence they will know someone in need of real estate services now or in the future. We even ask our current clients (buyers and sellers) who they know that may be looking to buy or sell= why wait till closing?? if they are talking about their home sale or home hunt NOW - they are probably engaging the attention of like minded people NOW :)
