Stop! Look at this Beautiful Pond of Geese and wonder how did it get foreclosed on?

PondgeeseThe other day I was driving to my appointment to list a short sale and my GPS lead me to this pond of geese. It was so beautiful and nearby was someone with a camera photographing the scene. I was awestruck by the beauty....this is Matteson, a suburb located outside Chicago and we were on the tail end of winter. Now back to why I am here...what you do not see is the house I am going to list. The occupants of the house have lost their jobs, tried to get a modification, failed twice and have not paid a mortgage in 14 months. They have received all kinds of notices from the bank with warnings that their house will be sold at auction. Still they remain...they can't leave this type of scenery attached to their backyard...and look at it... who can blame them.
They live on pins and needles, but who'd want to leave this! The lender, who knows nothing about this scene has backed off....gotten quiet...maybe they have finally figured out..it is best to leave the sellers alone and let them protect their interests...or maybe with all the inventory they have, the have forgotten them?  It takes an average of 357 days to foreclose in Illinois....but there are many cases where it takes much longer.  So what do a homeowner do during this time. They stay put and look for alternatives. In this case.........the seller finally figured they would put the house on the market for sale...why not...it could be a long while before the bank send the house to auction.

I would be using that pic in your listing.  I see many situations whre it's no fun for the sellers.  I hope you sell it, and the sellers wind up with as little deficiancy judement (or none) as possible.
