Establish a good rapport with a full time Mortgage lender. Today's unique programs and needs of Buyers are making it so important to have a well versed Mortgage Lender. Years ago, you got a 30 year fixed rate mortgage with 20% down or you stayed renting - simple as that!

Today's Buyers require so many different needs both short and long term. Encourage your Buyers to really be frank with their Lender representative and explain their goals and needs up front. Ask very specfic questions of the Lender and be sure they can attend Settlement to answer all your questions. The Lender is really the only qualified person that can assist you with your questions at the settlement table.

Having a Mortgage Lender that really knows your goals will help you, as a Buyer, attain the best mortgage program for your real needs - not the lenders!

It's a good start, but with todays crooks doing business, they don't care whether your upfront or not.. It's sad.
