Home staging is a relatively new concept in WNY, funny how we here in Buffalo are such "cool", friendly, "with-it" people and yet how few know the benefits of home staging. I am going to guide you through the benefits of home staging to all concerned.
For Realtor's it is a tool to help you get listings above your competition. Imagine if on your team or if you are a single. great producer you show up at a listing with your home stager as part of the team? Do you look more professional? Yes! Does it complete your professional image? Yes!
So now, let's delve into how it works for you and your seller, The home should be staged before it ever goes on the market, first impressions are lasting, remember that from RE 101? Also keep in mind that your initial cost of home staging is ALWAYS less than your first price reduction! My fee is based on what I need to do to bring the home into the present. If I need to paint, de-clutter (in the industry that is known as editing), re purpose furniture or art, re arrange furniture, hang art, source (this means shopping for whatever we need), anyway, all of this I will do. My job for you and the seller is to make the home look like a model home, to neutralize the decor and paint colors so it appeals to more people, thus opening up your market.
Now for Home Owners, if you need to want to change your decor , this is called re design, we can go shopping. re purpose furniture, paint and edit until you are happy with your "new" home.
Sellers, if you have a Realtor (and you should to protect yourself and get much better results) I can work with them to bring your sale to fruition. If by chance you are selling on your own, we can do all of the above to get your home ready for you to put it on the market, so that when you are ready to sell, your home is ready to sell. If you were selling your car you would probably have it detailed right? Well, this is detailing for your home. Not only will your home sell faster it will sell for more money. Market stats show that to be true. Now while I can guarantee that your home will look a 100% better and in doing so it will make you feel better, I cannot guarantee a sale. Not only does your home have to look like its "ready to sell", the price, terms and location have a huge impact on the sale.
