..as the last remnant's of winter leaves and the early Spring begins. The buyer's are out in droves to kick the tires of that home they have followed thorough the winter. The seller's that are retiring or in need of a larger home are on the hunt.

..and as the song goes where have all the lenders gone? Most of the transactions that I am currently involved with are either FHA , Va or conventional and some cash.

..The pendulum has swung to the interesting with the government loans that want more information than ever before. Most of the transactions are held up by a underwriter's processor not an interest rate.

..Watch out for the banks that will not honor a disabled Veteran. I have had to take ine of them all the way to the Veterans Administration to get $26k which was over charged to a purple heart recipient.

,,The conventional loans have been pretty consistent..thank goodness.

..and Cash is always king..
