Do you ever feel like you’re flushing your marketing dollars down an “ActiveDrain”?
If you are like most of the agents across the country whose business has been strongly impacted by the economy, then you know EXACTLY what I’m talking about. It’s simply not cost-effective to try to generate new business by paying for services and leads which rarely, if ever, pan out.
As a licensed agent, I designed Capture 2 Close (C2C), because I had a vision of forming a lead generating company tailored specifically to the needs of agents. Most agents would be surprised at how many of the huge corporations within our industry are actually run by “suits” and “techies” with no prior real estate experience. What they are experienced at is making money off realtors, like you and me.

Just like you, I get emails on a daily basis from companies claiming their products or services are going to make me tons of money. If it were that easy, then everyone would be a real estate agent (there are some days it seems like everyone already is).
Point is, it’s hard for agents (especially new agents), to distinguish between which services are legitimate and which are bogus. That is why I appreciate ActiveRain's forum as an important and valuable site where Agents can help each other resolve these issues.
Ten years ago, purchasing real estate leads was new, unique and often viable. But today is different. Most lead generation companies offer agents a service or product for up-front costs and/or monthly fees.
The principal issue with purchased lead data is the lack of recourse regarding the integrity of the data. Today, Internet users are keenly wary of filling out online registration which requests contact information in order to proceed with home searches; therefore, bogus information is commonly entered which cannot be validated.
There is also no simple way to determine the timeliness of the data, i.e. whether the contact information is from someone who searched for homes 6 months ago and has already purchased, or is still 18-24 months out from being ready to buy.
Being charged up-front for data which has to first be verified, adds an additional time investment to an already stressful cold-calling situation. An ugly truth: the same lead information is often sold to multiple agents, so it’s anybody’s guess as to how many agents are tossed into the pressure cooker, each vying for the same potential clients.
I find it hard to believe that every day, agents across the country are PAYING to participate in frustrating situations when trying to build their businesses -- an excellent example of flushing dollars (and time) down an ActiveDrain.
