Is The Buyer Really Approved For The Loan ?

Working with a buyer this week on the purchase of a bank owned home really brought home the point that working with an agents preferred lender is a REALLY good thing ! Our buyer had a pre-qual in hand from XYZlender before we started looking at homes. We found the perfect home, wrote an offer, got the offer accepted and a few days later the lender is starting to raise some concerns and has more and more questions. With a 30 day close we just don't have time. I asked the buyer to get a 2nd opinion from our preferred lender and within a half day she had them approved 100% with no issues and will get it closed on time ! Is that because our lender does EVERYTHING in house? Nothing leaves the building ever ( underwriting, funding etc.) I think so. If there is an issue up front the loan officer just walks down the hall to the underwriter and gets an answer. Bottom line... Working with a Realtors preferred buyer is the best for everyone!
