Lately, I’ve been hearing agents talk about finding last minute first time homebuyers before the Federal Tax Credit expires. I’ve heard other agent telling stories of capturing expired listings. All that is great, keep doing it! Just don’t forget about “The Golden List”. “ The Golden List” is the list of past clients, friends and family. These are the people that know just how wonderful you are. Don’t let them fall through the cracks. Keep in touch with them and they will keep in touch with you. Just over a month a go a past client called to list his home. We put it on the market and within a week we had a contract. Another past client called with a referral, that home is now on the market. A few weeks ago another past client emailed to say that in a month her parents want to list and yesterday another called to say his Mom wants to list next week. Your past clients are Pure Gold keep polishing your relationships.

Sam, that is great advice. Sometimes it's too easy to take past clients for granted and not take the time for them that we should be taking.
