The primary goal of my blog is to promote real estate peace, love and understanding but there will be times when I will stray from my lofty purpose and grumble a bit. This is one of those times.
I note that, as the Boise real estate market cools, a surge of what must be patriotic fervor is sweeping the valley. When the market was red hot most listings didn't indicate VA financing as being "acceptable" to the seller and the few that did included verbiage such as " VA buyers add $600". But that was then. Today, those same buyers are being chased down the street and and welcomed with open arms. Gee, wonder what changed.
Now it's true that VA loans do cost the seller more in closing costs and it's also true that VA appraisers are sometimes a bit more conservative both as to value and property condition. However, the effect of all of this on the sellers' bottom line is usually minimal.
A note to those concerned - lapel flags are great and "Support the Troops" bumper stickers are grand but giving the veteran home buyers who were (and often still are) "The Troops" a crack at buying your home is even better.
I'm sure you'll understand why this kind of nonsense requires me to take at least a quick nip from my hip flask of Pepto.
I will now make nice for the next several posts.
