OK, so I have your attention and with good reason to make my point.  The next time you decide to sell your home yourself or perhaps build your home yourself, you need to make sure that you really know what you are doing.  I for one would never want to be my own dentist and am amazed at the number of people who think selling a home is so simple that anyone can do it.

Before you decide to sell on your own, think about these points:

  • Do you have the correct market data in order to correctly price your home?
  • Have you had training to know how to negotiate through a contract?
  • Are you aware of the importance of the Seller's Disclosures and the legal implications of that form?
  • Most buyers of FSBO's expect to pay much less and the Seller can typically expect to get 15% less for their home because of this.
  • Are you willing to allow just anyone into your home?  Have they been pre-qualified?  Do you know anything about them?  Could they be just checking your home out to come back and possibly rob you?
  • Do you have the time that it takes to market your home, show your home and deal with all of the little details to get to a closing?

These are just a few things to consider when thinking about being your own Realtor.  Realtors are not the enemy.  We are here because we love what we do and our client's best interests are always at the top of our priorities.  Realtors have also spent a great deal of time and money to become licensed and to remain at the top of their field just as any other professional does.

You just can't reason with some people. I have tried on several occasions to get a local FSBO to at least let me come by for an appointment to discuss selling the home with a realtor (me).

This person has had her house on the market for over three years and lives four hours away. The sign is so old, it is covered with vines and impossible to see, let alone read. Our company just sold the house next door (identical, except actually kept in good repair) for $400,000. This woman is asking $600,000.

To top it off, she rarely answers her phone or returns messages...and she speaks very poor English. Nevertheless, she is determined to sell that house herself,and insists that she "must" have $600,000!

As my manager says in a situation like this, just say "next" and move on. But it makes me a little crazy.

Great analogy!  I love it when people "brag" about how easy it was to sell their own home!  And then you see the SALES PRICE and realize they undersold it by thousands of Dollars!

I once had a Seller who called me & said that he didn't need me after all!  Someone in his building was going to GIVE HIM $1,000 OVER THE LAST SOLD PRICE IN THE BUILDING!  I called him and told him the PRICE IT SHOULD SELL FOR!  He pocketed an extra $35,000 by Listing with me!

Very funny picture and your title got my attention. But, I would be very careful making comparisons to dentists, lawyers, doctors, accountants, etc. with what we do.

I know an agent here that says "are you going to be able to ask the buyer for a copy of his bank accounts to make sure he has enough cash to close?".  That does the trick for her.  Great pic, and great post, thanks for the laugh.

What an amazing photoshop job, but makes for a great point. What seems so easy, may in reality be confusing and overwhelming.

I know how to build a house. You need to pour a clab, then erect walls, then put the roof, and then make it all nice inside.

And this knowledge of mine is fine, until I actually take upon myself building a house...

I run into this all the time.  Realtors who think they are mortgage experts; Loan Officers who think they are appraisal experts; Sellers who think that Texas-shaped swimming pool should be worth an extra $30k.  And everybody is just certain they can do what Realtors do, no problem...Not quite. 

Here's an idea, stick to what you know and refer/hire everything else out to competent professionals.

I learned this the hard way when I decided to install my own wood floors.  Many $$$ later a professional is now finishing things up and I couldn't be happier (except that I cost myself $500 trying to be a Home Depot-trained expert).
