As far as new home sales go, although there has been a significant loss in median price between the year 2008 and 2009, in zip code 85249, there has been an increase in median home value since 2004 of 17.5 percent. That's a pretty good sign that homes in the 85249 zip code are retaining their value.

Another good sign that Chandler is doing okay all things considered, is that in zip codes 85226, 85249, and 85286, they all have had an increase in median home value since 2004. Yes, they all had a decrease between 2008 and 2009, but it wasn't as much as other cities like Mesa, Glendale, and Phoenix, which all had percentage decreases over 40 percent in some zip codes. The overall median home values are still over $200,000 in several zip codes as well.
