UPGRADING A HOME WHEN DOING A FIX AND FLIP PHOENIX, ARIZONA
We are going very strong here in Phoenix, Arizona when it comes to assisting real estate investors to do fix and flip properties. The Real Estate and Beyond Team has created a one stop shop for out of state investors to take advantage of this current market. We purchase homes from the Arizona Trustee Sales on a weekly basis. Yes, it is very competitive when doing to the court house steps. However, we know our local market. We are able to still find some great deals to fix and flip. Now, we can also assist in building ones wholesale real estate portfolio at the same time. We sit down with a real estate investor to create a game plan. Then, we just execute the plan.
One of the biggest problems when doing fix and flip homes is the real estate investor has spend too much money on repairing the home for resale. The home does not have to be the Taj Mahal like the picture above. We train real estate investors to bring the home up to market value only. What does that mean to me? Well, we recommend the following improvements to bring it up to market value on most homes:
- Remove all popcorn ceilings and replace with new texture ceiling
- Fresh interior paint
- Simple landscaping to make it look great
- Paint and tile when it makes sense
- New kitchen in older style homes to make it look modern
- Bathrooms must shine
- Change hardware on kitchen and bathroom cabinets
- Install track lighting
- Light bulbs in every opening
- All electrical plates match
- Install new ceiling fans
- Conduct home inspection and repair items before listing home
- Final professional cleaning before listing
Now, the items do not cost that much money. We must watch for General Contractors that want to over charge on a fix and flip homes. THIS IS NOT YOUR HOME TO LIVE IN. There is a big difference. We want the home up to market value. The next buyer will personalize the home after a successful close.
Can everyone tell the difference in the kitchen? The old kitchen to the left of us was very dark and old. The kitchen cabinets have been painted over several times. We all know that ladies want a nice kitchen. So, we decided to install a new kitchen for only $2,600. It took two days to install the kitchen. I just listed the home last week. I expect to have offers on this property by end of Sunday. I have five expected showings today. This is an excellent started home for a first time home buyer.
