The Hamilton Mill development 45 minutes northeast of Atlanta, was one of the first major residential "home town" developments north of Atlanta.   The concept is somewhat like the Peachtree City model south of Atlanta in Fayette County.  With over 2200 homes, the original plan was to have everything close to home, to maintain the "home town" feel of community. main entrance at the "mill" photo courtesy www.hmill.com

Living in Hamilton Mill affords families a simpler way of live outside the congested confines of many suburban Atlanta cities and towns.   The community is conveniently located north of Atlanta, just off interstate 85, and features everything from close in and convenient new schools, parks, shopping and restaurants, all within the Mill Creek Development Zone established in this northern Gwinnett area near Dacula, GA.

The community offers a tennis center that is fully staffed with USPTA certified professionals, with 16 lighted courts. During the summer, the two pool centers become the center of family fun and recreation with a basketball/ volleyball/ playground area available at the Lakeview Center. The Activities Director is known for creating social opportunities for community neighbors to get to know each other.

Hamilton Mill is also just a short drive to the Mall of Georgia shopping centers, off of I-85 at Ga. 20/Buford Drive.

Within the community, there are 27 micro neighborhoods.   Sidewalks lining both sides of the streets provide a great place for your afternoon stroll with the kids and pets, as well as a safe way to explore the neighborhood.

Hamilton Mill offers a variety of fabulous custom built homes, overlooking the golf course, the 30 acre Mill lake or the quiet solitude of well planned wooded lots.   Residents are welcomed through the main gate by an old mill house with trickling water sounds, and well manicured, landscaped common areas provide that "resort" experience that we all aspire to.

Hamilton Mill offers the "Home Town" experience for young and old alike.   The Mill Creek school cluster which is part of the Gwinnett County Public School system is a recent addition to the county's school system and very conveniently located a short distance from the community.

Hamilton Mill has a thriving real estate market, even in these challenging economic times.  The average listing price for available properties in March of 2010 was just over $300,000, with some listings approaching $1,000,000.   Buyers are definitely attracted to all that Hamilton Mill has to offer.   Average days on market for homes sold in 2009 and into 2010, was just 95 days, and that is considerably better than the area average market time for residential property.   In March 2010, the average sales price for homes sold in Hamilton Mill was $292,868.

If Hamilton Mill sounds like the slice of life that you've been looking for, you'll want to hire your own buyer agent for proper representation and assistance with your home search.  Please contact me if I can assist you in any way and we'll get started.
