We advise our clients to fill out the standard TAR application for leases before you ever even look for a home.  The reason is the application takes time to fill out.  It is extensive, asking for names, phone numbers, addresses of past employment and other very detailed information.  Coppell Lease Homes often get rented very quickly.   Finding the home first and then taking a few days or more to fill out the application can often cause clients to miss the very best homes.   Fill out one for each adult over 18 planning to live in the home, even if the are married or not working.   Fill out the application completely.  If your application has missing phone numbers, missing addresses, missing names, missing Social Security numbers or other missing information, this is often the most common reason for being denied.  Remember there are often multiple applicants for the same home.   Make it easy for the landlord or owner to process your application over others.

Application fees are typically $35 for each adult.  Landlords will typically want to check your credit and criminal history.  If there is any additional information you can give the landlord to support your application please provide it up front.  This could be a letter of employment, letter from a previous landlord, cancelled rent checks showing on time payments for previous rental situations, etc.   Remember there is often competition from other applicants for the same home.   Anything you can do to make your application stand out and support your case the better.   Typically a landlord or owner will take 2-3 days to process your application.  Once approved they will want the deposit immediately to hold the home.  Deposits are generally in the range of one month's rent.  You may also need the full one month's rent at that time as well.  Depending on the time of the application vesus the time of move in some landlords may allow delay of payment of the first month's rent to 2-3 days prior to the expected move in date.

If you have pets, the availability of homes will be much more limited.  We understand your pets are special, well cared for, and well behaved, however there are so many pet owners who are not responsible it has caused many landlords to prohibit applicants with pets.   If you have pets, just let us know and we can taylor your searches specifically to homes that allow pets.   Check with your insurance agent about buying liability insurance for your pet.  Providing this information up front with your application can improve your chances of getting your application accepted.   We also have separate applications for pets.  Fill these out before you even look, so that you can be ready when you find the best Coppell Homes for Lease.

Have copies of your past two pay stubs of your current employer available.   If you have changed jobs and have not received a paycheck yet, have copies of your last two paychecks from your previous employer available.  If you are in a new position or with a new company get a letter from your human resources department stating how much you will make and your employment start date.   The more support you have for your application the better.
