A life threating issue was exposed during inspection.

A few years ago i had a was working with a buyer that was relocating to Colorado.  They really wanted to live in Arvada on the west side of town in the Westwoods neighborhood.  The buyer's really liked the area and found a house that suited the family's needs.  When discussing the inspection and appraisal they were confused on the two.  I explained if you were paying cash that would be acceptable.  Since the lender is funding your loan that an appraisal needed to be done to establish the value to fund your loan.  

When the inspection process came up they wanted to waive that and not do one.  As a buyer's agent i explained to them that it's not a good idea to wave this and for the fee of three hundred dollars it's the best money spent.  I explained that this is one of your largest investments you will make and for the protection of your family it needs to be done.  The buyer's agreed.  The day of the inspection came and come to find out a life threatening issue was exposed.  This home was only a year old.  When the inspector went into the second story attic he found that the furnace flu wasn't connected to the outside exhaust.  It was exhausted into the attic.  There was a family living in the home.  This family was experiencing Headaches and fighting off carbon monoxide poisoning but not knowing why since it's a silent orderless gas.  My Buyers were totally grateful for my counseling on WHY IT'S IMPORTANT TO INSPECTED THE PROPERTY.  I always tell this story when a customer or client asks why do they need to preform a home inspection? The inspection is for making a sound investment decision to know what your faced with with the mechanics and the structure of the home.  And for the obvious reasons so your aware of health and safety issues and the protection of your health and family and largest investment your home.

Great story! Inspections are very important.  I think all buyers should get one. And I agree with you, it would be the best money they ever spent.
