Home prices going up in Watertown, WI!

Real Estate Agent with Shorewest Realtors

For the last two years, home prices have been dropping. Some price ranges
were more affected than others, but they were all going in the same
direction. Recently, however, we have seen a slight rise in home
prices. There is a block here in Watertown that I like to watch. All the
homes are exactly the same. Some of the interiors are nicer than the
others, but they all have the same 3 bed 1.5 bath floor plan on the same
size and shape lot with a one car garage. When you watch the prices of
those homes, you can see what buyers are doing. Last year the average
price was around 85K. So far this year, there have been two that have sold
for over 100K! This is just an indicator, but it is a very good one.
What has been driving this market change? I believe it is simply that the demand is rising to meet, and in some cases exceed, housing supply. With
all the great deals from short sales and foreclosures, the amazing
rates(some as low as 4.8%), and the government stimulus, buyers have been
coming out of the wood work. This increases the number of offers on a
house, which in turn drives the price up.
Is this trend going to last? I don't know. Only time will tell. I just
have a feeling this summer is going to be one of the best in a long time
for the real estate market!
