What is Quarter Ownership?
When you purchase at Mountain Sun Quarters, you own a fee simple deeded condominium that you may use every fourth week – forever – for 13 weeks each year. That means you get to enjoy four weeks of New Hampshire summer and four weeks of New Hampshire winter! Each owner gets his or her own title just for his or her legal quarter interest. You have the option of putting a mortgage on it, pay that mortgage off, or selling your interest without having to deal with other owners.
Will I own the same 13 weeks each year?
Weeks are on a pre-determined, rotating schedule so each owner gets to enjoy an equal share of holidays, summer and winter. For example, the first year you may have the first week of each month. The second year, you may have the second week, etc. No single interval quarter has an advantage over the others.
What is the difference between Quarter Ownership and Timeshare?
The concept of quarter ownership uses the best aspects of timeshare - vacation exchange and ease of ownership – and combines them with the best aspects of second home ownership – such as tax benefits and a legally-deeded property.

And, because Mountain Sun Quarters units are large 3+ bedrooms, 2.5 baths townhouses, you can exchange your time for the best properties that RCI has to offer. What if other owners, guests or renters damage my unit?
Because there is weekly housekeeping service, a physical inventory and inspection of your property is taken regularly. If anything is broken or missing, it is replace or repaired immediately.
How are ownership expenses handled?
An experienced property management company maintains Mountain Sun Quarters and ensures hassle-free ownership. Each owner pays quarterly dues allocated towards all expenses of ownership, excluding only your yearly membership fee to RCI, if you choose to participate in that program. Your fees cover all interior and exterior maintenance, utilities, phone, housekeeping, equipment, taxes, health club, insurance, replacement fund and capital reserve.
