Part 1 - Staging

To get homes to sell these days listing agents need every tool at their disposal. Our brokerage has been working on a smooth repeatable process to get sellers the best price regardless of the market. All the agents in the office use the same system and presentation for every listing appointment, which as far as I can tell is unique in real estate brokerage. Because of these steps our brokerage has some of the best statistics in our city .From lowest days on market, to highest list to sales price ratio to highest likelihood of selling we either have the best or second best numbers in Austin real estate. I am going to share these steps with everyone and would love to hear feedback about what is working and now working in different markets as it relates to these steps. Today I am going to go over staging.

One of the keys to this system is getting the home in the best possible condition. Well that' obvious is what a lot of you are saying. But there is more to it than just wishing it were so, or in trying to nag the client into getting the house ready. I have to say that HGTV has made this conversation about home preparation go much more smoothly than before. When I meet with sellers we always push them to invest in having a professional home stager come in and meet with them. It doesn't matter how nice the house looks to me I still push them to make this investment. If they push back I pull out my big stick statistic. Dear Mr. and Mrs. Seller did you know that homes that are professionally staged by an ASP certified stager (yes that's an official designation) sell for 7% more and in 39 days as opposed to a national average of 162 and the investment will more than pay for itself many times over. This statistic and script usually seals the deal.

Before we used the ASP staging we thought we were giving good staging advice to our clients, but we had no idea the difference that a professional stager could make. We can take over an expired listing, put it through our multi-stage process, but it on the market and sell it in a week at or near list price. Staging does make a difference.  But, you can bring a whole bunch of accessories and the home will have the "homey" feel!
