Neighbourhood Watch - The New Communities of Oakville

By
Real Estate Agent with RE/MAX Real Estate Centre Inc., Brokerage

Coming soon: Oakville's newest neighbourhood will be developed north of Dundas Street (highway 5) stretching up to Highway 407  with Tremaine Road as the western boundary and Ninth Line the boundary to the east.

Town plans call for a population of 50,000 residents in this area with employment opportunities for nearly 35,000 people.  This will be an addition to the current population of over 170,000. Running through this area is the Natural Heritage System, 900 hectares of protected land, made up of woodlots, open fields, valleys and watercourses.  The Town of Oakville hopes to preserve the natural resources in this area and balance that with sustainable, community-conscious development initiatives.  Oakville townhomes, Oakville real estate, Jenny Kotulak, River Oaks, Oak Park

Similar to Oakville's Oak Park subdivision by Tribute Communities, the plans for these new neighbourhoods are to be transit-friendly and walkable to amenities.  I would imagine the home designs will offer work/live units similar to what have been recently built in downtown Oakville and Bronte.  The hopes are that people will do away with the second vehicle and take advantage of local transit.

Oakville's vision is to integrate natural and open spaces with a mix of housing and employment opportunities.  This is being touted as a compact urban community which conjures up the image of higher density.  A great community includes a mix of housing types along with parkland, open spaces, schools, recreation facilities and amenities.

It will be interesting to watch this new area develop.  The first section ready to be built on is at the intersection of Dundas St. and Neyagawa Blvd. across from the almost complete new quad pad arena.  A historical home on the property, the Emily Biggar house was recently razed to allow construction to begin.

North Oakville development, Neyagawa, Jenny Kotulak, Emily Biggar house, Oakville heritage homes  The property had been removed from the Town's register of heritage homes due to its poor condition but had been extensively photographed for historical purposes.

It won't be long before we see builder's signs on the property to attract potential buyers for Oakville's newest neighbourhoods.

Jenny, nice post and this is where they razed that old building to make way for the new?  I have to admit that I do like the new town homes, they have kind of an older feel or look to them.

Hi Li, it will be interesting to see how it looks when it's all done.  I'm not so sure people will be giving up their cars though.

Hi Nick, yes this is the spot the old house stood.  Let's hope the builders pay attention to design as we can only hope these new homes can last for 150 years like the Emily Biggar farmhouse did.

Hi Myrl, I'm glad I was able to get some photos of the old farmhouse before it was demolished.

Jenny - Will the new area also be a Tribute community?  Tribute builds very nice large subdivisions.

Jenny, the new area will just have to be put together in such as way as to create new history. Make sure they get lots of photos of you as the real estate agent that moved the most sales to build the area up.

It's nice that they have used the look they chose for the new buildings. In keeping with a sense of history.

Hi Al and Peggy, we will have to come back from the grave to see lol.

Hi John, my concern is the live/work units.  We have quite a few for sale already in Oakville.  Many of the small businesses did not survive.  The square footage is so small which limits the type of business possible.

Hi Marc, not sure about Tribute.  I believe Mattamy is first in the door.

Hi Ed, well that would be a long term plan wouldn't it?  Guess I better grab all the floor plans when they come out.

Hi Corinne   we are lucky that things did not get as bad as many U.S. states.  As long as the buyers are there, the builders will build.

Hi Debi, I'm not sure if the builders will use the very same style as these but I'm sure it will be something similar.
