Sellers Please Stay Focused!  You will be less stressed and get your home sold faster!

So you have your house listed to sell for various reasons.

  • Your job is transferring you out of town.
  • You've out grown your current home. "OH NO....Twins?"
  • Divorce
  • You need to downsize because the kids are gone.

Your Realtor has given you all the facts and current market conditions.  You've decided on a price that will bare the market and net "X" amount.  Your Realtor has made suggestions for you to repaint, the Hot Pink room, repair the dripping faucet in the kitchen, move the large pile of magazines from the living room, clean out your flowerbeds, and a little touch up on the paint.  You need to get it on the market so the listing is signed, pictures are taken, sign in the yard and lockbox is on for showings.

Your house is shown a few times and ...........................  You get an offer!!!!

Your house is listed for $138,765 and that's the high end of the market.  The offer is $129,432 and the buyer is asking for closing cost of $4000You are insulted..............just down right offended!  Your house is worth every bit of the list price.  How can these people come in my PERFECT home and insult me that way.  HOW COULD THEY! 

First: Everyone doesn't see your home as you do.  We all have different opinions.  And if you're looking for another home right now, aren't you looking for a good deal.  When you make an offer, do you want to purchase it for less than the list so they will  counter or are you going to offer what they have it listed for? 

Second: Is there a reason they didn't offer list price?  Did you fix the drippy faucet or paint the HOT PINK room?  What about the flowerbeds, are there weeds 2' tall?  Think about the first impression of your home.  That's the outside.  Does the inside of your home have "You" written all over it and your taste?  Some buyers can't see past that.  When you walk in a home you are interested in....what are your thoughts if it's cluttered, not picked up, drippy faucet, walls not touched up?  Most people assume that if they see that, then what is wrong that they don't see!!

See what homes appeal to you as your looking and why.  Then apply some of those things to your home.

Third (and SO IMPORTANT):  What matters most to you?  The net "X" you receive at closing, or the people buying your house? Do you get emotional when the buyers offer too low and when negotiating only raise the price $1000?  Do you not want these buyers to buy your house because you are offended?  Do you "Like" the people who looked at it today and are putting in an offer because they are nice?  Please leave out your emotions!  It can and will cost you a buyer!

Sellers, stay focused on what's most important to you (the Net "X") and let your Realtor take care of the details!

Very true - sellers are only involved with 'buyers' until the house is sold.  I always try to paint a vision of the goal and how we will get to the goal rather than focusing on just the numbers of the one offer.  Many times this does help the sellers understand it is important to give proper consideration to any offers that come in - especially when you are pretty much within 10% which is the situation that you describe.

Lisa this is exactly the kind of upfront, straigtforward approach sellers need to hear.  It may tick them off for a minute and only the arrogant will reject the notion.  But me personally, I'd rather work with sellers who can face the truth.

Lisa-  You are completely right!  A low offer is better than what they had yesterday, which was no offer!  Now they have a ready, willing and able buyer that committed in writing to negotiate for the purchase of their house.  Time to let their agent advise them and negotiate for them.  Great post!

Lisa - Sellers need to know that what they want for their home has nothing to do with what it will sell for.  If they want top dollar, they better make sure the home is in perfect condition.

Lisa, That emotional connection is a hard nut to crack.  And any reasonable offer can turn into a negotiation that is win-win.  I've seen sellers spend much more than the difference between offer & listing price in house notes while they want for another offer.
