Is Your Home Really Ready to List?

My job as your Realtor is to keep you focused on what's most important.  With my experience of dealing with many sellers, I keep up with what is selling, how long it takes and why.  Be it price or presentation.

Price is first - If your too high then the buyer takes one look compared to the market and marks yours off the list.

Presentation is next - YOU DON'T HAVE A SECOND CHANCE TO MAKE A FIRST IMPRESSION!!! Here is a list that I suggest to my sellers that will make their home more appealing on the outside first and then inside. 

If they don't like the outside...............they will never make it to the inside!

Outside

  • Mow the lawn regularly and a bag of fertilize makes it green and appealing. Everyone likes a green lawn.
  • Clean out the flower beds and add new flowers and mulch.(Makes it smell good too)
  • Edge the sidewalk and driveway.
  • Keep the porch swept clean, cobwebs down and add a welcome rug.
  • Make sure the doorbell works properly.
  • Grease the hinges on the front door. 

Inside
You want a canvas for the buyers to see.

  • Paint the house neutral colors and clean or paint the trim work and doors. 
  • Clean ceiling fans and light fixtures.  Make them shine!
  • Remove any unnecessary furniture. (LESS IS MORE)
  • Clean blinds and open them if showing.
  • De-personalize your home. 
  • Your moving so pack nick-knacks and de-clutter counter tops and dressers.
  • Remove any small appliances off kitchen counter.
  • Clean mildew from tubs, around sinks etc.  Caulk if needed.
  • Organize closet, it makes it look larger.

Lisa--all good tips for sellers.  Here is one for you.  Use spell check before you submit your posts.  I try to reread mine at least once before I submit and again after I submit the post.  Hopefully I catch most of the errors.

Also, find a few groups, up to five, to submit your posts to.  That will help to build your following.

Hi Lisa,

Good tips for sellers, and I love your line, "You want a canvas for the buyers to see." The words we use with sellers can really make a difference in whether they "get" the idea or not.
