Bring Toilet Paper When Showing Houses

I've been working with a real estate agent out of the area in regards to real estate training. Most recently I had to laugh when we did the buyer series, the routine question after we are done, did you get anything out of the training? The one thing that stuck in her mind was bring toilet paper when showing houses.
I know not the subject most people want to talk about but lets get real when mother nature calls there is no stopping her. Just think about a couple of things.
- How many times have you gone into a listing and someone from your carload has to use the bathroom?
- Do you check to make sure there is running water before telling the buyer to go for it?
- I myself am like a kid, kids tend to have to automatically use the bathroom because it is within sight.
- Do you bring a roll of toilet paper with you....just in case.
Remember this...there is one thing that will definitely put a damper on someone buying a home and that is an accident. It's better to be prepared and save everyone a little embarrassment. Here are a few things to bring on a showing appointment especially if your buyer is riding in the car with you for comfort.
- A cooler with snacks and drinks to reduce going through the drive Thu or out to lunch
- Sanitizer and handi wipes, well some homes can be really gross
- A few kids toys just in case those little darlings are accompanying
- A gallon of water just in case you have to flush manually
- Toilet paper
Buyers comfort is important and the condition in which we leave every sellers home can and will matter. The bathroom is always an important selling point. The condition and the cleanliness of this room might make or break a deal. Remember when mother nature calls sometimes there is no stopping her, do everyone a favor bring toilet paper!
