It is well documented..... that lawsuits in Real Estate can show themselves 2-3 years after the close of escrow. No need for that if all was done well. That is why all rules, regulations and procedures be identified and addressed for all the parties of the transaction while we are doing it.

 

WHAT I LEARNED..........

In cases where there were contractual disputes, the contract can sink or swim you depending on how it is worded. Real Estate transactions can become very complex and no one agreement can cover it all. Everyone must reach the happy place together. Be available to discuss problems as they arise.

JUST CLOSE THE ESCROW?.........

Just concentrating on getting to COE may be a good goal, but how you get there is important too. 

WHAT TO DO?.............

It is up to us...agents to make sure all things go well for all parties as much as we possibly can. Real Estate being the most expensive and complicated transaction of an individuals life comes with a high degree of risk. We are here to mitigate that risk and make sure all parties get what was agreed to.

 

RESPECT ATTORNEYS......

I encourage you to have good legal counsel always available. Worth every penny for an attorney review and it is not expensive at all. I spend a lot of time on all my transactions making them go right for everyone.

When I am through with a transaction... I do not intend to ever revisit them again unless it is for a referral.
