Fleming Island FL is really a great place to call home. Life here is perfect for so many lifestyles, and there are communities to fit every budget and desire. Fleming Island offers much natural beauty.
Fleming Island is convenient to JAX NAS and I-295, 15 minutes to I-95 or I-10, a 30-minute commute to downtown Jacksonville and 35 minutes to the beach.
Settled by the Fleming family in the 1700s, this sleepy island exploded in the 1990s when Eagle Harbor was developed, followed by Fleming Island Plantation.
There are two semi-private golf courses, tennis courts and programs (Eagle Harbor and Fleming Island Plantation), soccer fields, public boat ramp, YMCA, Black Creek Nature Trails, two water parks in Fleming Island Plantation, and three water parks in Eagle Harbor.
Home selection ranges from single family homes to multi-family homes. There are homes where lawn maintenance is provided and also homes on navigable water. There are areas where there are no Homeowners' Associations or restrictions, and there are CDD (Community Development Districts) with fabulous amenities and deeded restrictions.
There is a YMCA on Fleming Island, Clay County Public Library, and Carmike Movie Theatre. There are many restaurants for dining and great shopping. Target, WalMart, Home Depot, Kohl's, Walgreen's, CVS, Publix and Winn Dixie cover the basics. There are many other specialty shops and professional offices for doctors, dentists, and other services.
Fleming Island Public Schools are highly rated, some of the best in the State. Land has been dedicated for a Junior High School. At present, students attend Lakeside Junior High or Green Cove Springs Junior High in Orange Park and Green Cove Springs.

Home prices range from the $100,000s and go up to over $2,000,000 on the water. The number of listings is down 11% this year. We have about an 11-month inventory of homes on Fleming Island, and home sales are brisk at this time.
Fleming Island values have been affected by the market, but will do well because of the location and the fact that it is mostly 'built out.' There is no more land available for large developments. Its proximity to major highways and employment plus spectacular communities and navigable water make life on Fleming Island a natural choice.
