This is a tale with winners all around, and of my unending gratitude for the trust and confidence my clients place in me.
Last Christmas I met a lovely woman who had been trying to sell her townhome for a year. Her listing was almost expired, and she was moving out of state for her job. But the idea of paying for two homes at once was more than she could stomach.
After looking at market prices, it was obvious that she needed to sell for more than her home was worth. After reviewing her financial situation, she was not a good short sale candidate. So we determined that she would rent it out. And who knows? She might decide to move back here in a few years, and she'd have her house right there waiting for her.
Fast forward to February, when another friend called to say she had to sell her house, but she also owed way more than it was worth. In this case, she WAS a great candidate for a short sale. We had offer in three weeks, and just three weeks later we got short sale approval from the lender.
Miracles are happening here, but it gets even better.
Since my short sale friend can't get a mortgage for two years, she needed to rent. There wasn't a lot available in the right location and budget, so -- you guessed it -- she ended up renting my out-of-state owner's townhome!
I think this is the power of networking, and putting your clients' interests first. (Of course, Divine Intervention has been at work here all the way.)
Today it paid off for all of us in more ways than I can count.
