Well...I can say I am in the middle of what seems like a perfect deal! GO ME! I have fabulous clients purchasing a very nice home in the Scottsdale area...and the sellers are lovely people as well. As if this were not enough...we are blessed to have a listing agent who knows her job and does it well. Not necessarily the norm...especially in this market.
She tutored her clients to have the home "show ready"...and it was. She also made it clear they should take a walk or a drive while their home was being shown, giving my clients time to picture the home as being theirs.
She presented our offer in a timely manner and apparently did it well as they accepted our offer (which was well below the asking price) with no counter. She had the property disclosures and insurance reports to us the day after acceptance. She responds to my e-mails, text messages and phone calls within a short time.
If you are not in the "business" you may not know how big of a deal this is...but it is a VERY BIG deal. Many folks who are listing agents now work for the banks. They are getting dozens of listings at a time. For the most part, it has been my experience that they DO NOT CARE about making the deal smooth for the buyers. They often do not have a industry standard lockbox on the property...but use a combination, or construction box. Why do I care? Because I NEED THE COMBINATION and very often it is not easy to get. So I can not even show the property.
Additionally, response time is slow. I know. It's the banks that are driving the ship as far as time is concerned. However, responding to my questions during the "wait" time seems appropriate. One would think. There are some good ones who have the staff to support their volume of business...but many do not. They are so overwhelmed they simply do not have enough time to do a good job.
Final thoughts...if you are acting as a buyer's agent and have a smooth transaction...let the listing agent know they are doing a good job!
