Are we not Lawyers...in CA?

Calling all Cali-fornia Realtors.  Does is ever feel like you're a lawyer in the transaction?  Now, don't get me wrong, I understand my fiduciary duties and actually like the responsibility, but man, lately I have been having conversations with agents back east and (okay maybe the grass is greener) but with an actual licensed lawyer a part of the transaction (i.e. escrow), it seems my fellow Realtors are able to better concentrate on closing the deal rather than keeping it from falling a part (other than financing and appraisals...).  Would love to hear back from the community at large and how you feel about this in our great state.

Different strokes...In Illinois lawyers be part of the transaction...in Wisconsin our experience is that it is not usually necessary and often leads to more paper...so the lawyer can put his imprint on the transaction and justify the fee charged.  Keep those sharks swimming on the coasts !

Along with being lawyers, Realtors here in California also get to be psychologists, baby sitters, taxi drivers, tour guides, etc. LOL
