The bathroom is another critical room in the house. Older houses had simple but functional bathrooms. They were typically 5'x7' with a tub, toilet and sink. Today you will find oversized whirlpool tubs, separate showers, double sinks, closets and a toilet. The bathroom in a newer house is frequently several times larger than the bathrooms in older houses. If you are doing a total renovation of the bathroom, you should enlarge it if the floor plan allows. You may be able to reconfigure another room, closet or hallway to gain space. As with kitchens, you should upgrade the bathroom so that it is a notch above the competition without going overboard.

If the house is in a higher priced neighborhood, you may want to use granite countertops and shower walls. If it is in a lower priced area, you can use less expensive tub surrounds and cultured marble sink tops. Let the area dictate how extensive the makeover should be. A bathroom, like a kitchen, can have a lot to do with how difficult or easy it is to sell the house. One thing to avoid is using cheap fixtures and faucets in any house. In a high-end area you obviously need to use high-end faucets and fixtures. What you shouldn't do is use low quality in a lower end house. That is not to say that you should use an expensive faucet in a low cost area. What you should use is a medium grade brand name. It is not a lot more expensive than the cheaper alternatives but it looks a lot nicer. You will also encounter fewer problems when installing them and if you need parts for any reason they are easier to get. The difference in price is minimal in comparison to the problems that you can avoid.
