Good luck on selling your listing! Open houses are always great as long as the place has electricity and running water.. Get great leads from open houses!
I have mixed feelings about having open houses, depending on location and the purpose of what you are doing them for. If you are doing them to generate business, that is good in a certain sense, but the purpose is for you to sell that individual home. The odds are definitely not in your favor according to major statistical studies. I think open houses are done more to appease the seller and as Stacey says above, to get leads.
I do like that you have shorter hours, as those that are serious are going to make it a point to get there in that time frame. I had open houses 4 and 5 hours long before and boy, what a drag. The house that we have open houses at I get concerned about security and liability, since we are only one person, unless you are going to pay a team member to sit with you.
If you have a larger home, it is no way you can keep an eye on everyone on every level of the home. It is really hard for the Seller to have to put everything of valuable nature under lock and key when you don't know who to trust. People leave their children run around with lack of supervision and then you find them playing with the homeowners children's toys and jumping on beds and furniture.
I know you didn't want to here all of this for just a change in hours for an open house, but I guess that is why I am an "Over Blogger". Best wishes.
