March Housing Market Statistics for Winnetka, Wilmette, Kenilworth, and Glencoe

Closed sales for these North Shore communities has continued to stay steady in terms of number of units closed. What has also remained steady, unfortunately, is the ratio between original list price and final sale price – a dismally low average of 78%.

While motivated and well-advised sellers listed at prices that attracted offers, many more had to wait it out and keep reducing prices, thus resulting in such a low list vs. sell ratio. Well priced homes also sold in less than three weeks which is phenomenal in this difficult market.

Three foreclosure sales are on the list as well as several short sales.  As you can see, the homes that sold for more than 90% of list price generally sold quickly, less than a month and in some cases less than a few weeks. Two homes sold for less than 50% of their original list price, a monumental miscalculation of the current real estate marketplace.
