Still trying to find a home that can close by the tax credit deadline? April 30th, the day you need to have a contract signed by, is just right around the corner. The home doesn’t need to close until June 30th though. Are you on the verge of losing out from some free money from the government? Are you just frustrated with the multiple offers, counter offers, or just plain old lousy homes out on the market?
Have you thought about buying a new home? The builders around Las Vegas have a wide variety of housing types available with a wide range of pricing. They collectively have broken ground on hundreds of houses around the Las Vegas valley in order to deliver the finished home by the June 30th deadline in order for the home to qualify for the tax credit. There will be no waiting around to see if or when a bank will make up it’s mind if your offer is the best offer, or if you’ll get the dreaded “highest and best” counter offer from them. With a builder, you’ll know before you walk out the door what your best negotiated deal will be. Notice I said negotiated, the price in their flyers aren’t necessarily their end price. For example, I know of a high rise selling from the $150,000 price range, but that’s not in their advertising to the general public. Plus they have other incentives depending on how you want the unit finished. Remember, when you use the builder’s sales representatives, they represent the builder and the builder only. They do not represent you at all. You need to have someone on your side, representing your best interests.
