The following report includes data from the 1st Qtr of 2010 for Southwest Allen county (mls al06) including Aboite and Lafayette Townships. Only single family homes that were sold between January 1st and March 31st, 2010 are included in these numbers excluding those sold at auction during this time frame. While I cannot guarantee the accuracy of these numbers they are deemed reliable, as they are pulled from the FWMLS.
The market in general was up year over year in Southwest Allen county for the 1st Quarter of 2010 with there being a 15.5% increase in the number of single family homes sold over the same time period one year ago. Median sales price was also up 2.3%, with the Price Per Square Foot (PPS) being up 5.9% from Q1 2009. Buyers are still seeing value at these prices with the cumulative days on market (CDOM) dropping 34.5% to 74 days for Q1 2010.
Median Sales price enjoyed a move up by 2.3% for Q1 2010 to $163,200. While this is higher than the median sales price for Fort Wayne as a whole, buyers still saw value at these prices with the increase in all data points.
Only time will tell what the future will bring for this market. While this area is one of the stronger markets around, it will be interesting to see how the end of the available Tax Credits that expire in Q2 will impact the Market in Southwest Allen county.
I anticipate the market in Southwest Allen County to hold steady through the summer season due to it's attractive nature to buyers. With a sought after school system, public walking/hiking/biking trails and wide range of price points, Southwest Allen county has a lot to offer it's citizens.
