So, out of the excitment of the email and before checking him out, I sent him a 1,200,000 property in Windermere FL and here was his responce:

Please I have accept the list offer on this property O4973940 11936 PROVINCIAL WAY, $1,200,000.00 WINDERMERE I would like my stock broker to forward your lawyer or your firm for a down payment of the property before coming and view the property.

 

My complete legal name is LEE CHANG my address 2000 Sheppard Ave Toronto, Ontario M3N 2K9 Canada and I am single

 

I will be in your city in 4 weeks time, please forward me a purchase contract agreement in docusign is an electronic way of signing document. I want the funds to be available before my arrival, the home will be a cash buy, and I want my stock broker to send your lawyer or your firm the funds, I don need a title company because when it come to disbusing funds they always refuse. It as to be your lawyer or your firm then you can pay the title directly.

After getting this responce I new something did not seem right and had one of the girls in my office do some research for me,as I am not to internet savey but I did not get all my gray hairs for nothing, I sent him this email:

Hello Mr Chang:   This property is not my listing,it is a listing that I found in the MLS and here in Florida all closing are handled by a title Company or in bank owned properties a law firm legally Lic. as a title company and is chosen by the seller not the buyer. I would have to write the offer & email it to you for signature and once received back from you I would submit it to the listing office on your behalf for approval. I could preview the property for you or show it to someone that you know here and your stock broker would have to send me the escrow deposit/down payment in the title companies name or I can find out there wiring instructions & he can send it directly to them.   I would also need proof of funds from your banking institution or your stock broker and a copy of your ID.please let me know if you still would like me to write up the offer and here is what I would need to write up the offer:   Purchaser Name( If purchasing in a Corp. name I will need a copy of the Articles Of Corporation) Purchase price Escrow deposit amount( on cash offer usually 10%) Closing Date Purchaser's Marital Status Occupancy Status-primary residence,2nd home/vacation home,investment rental. "Mr. Chang" contacted me yesterday as well.  Almost identical emails from him. (His photo I.D. looks like the name was altered.)

Initially, I thought it might be a Fair Housing test, then googled info and found your blog!  Thank you, Angel, for posting this and saving us lots of time.

Angel - I received an almost identical letter.  My buyer was Mr. Fang Fong and his range was $150,000- $1,200,000, in my city and state.  You'd think they would at least do enough research to find out in which city I sell.

I Googled his phone number and came up with an International trading company and your Activerain blog.  I also Googled the Broker number he listed and that resulted in another Activerain post via Chuck Webb-

I got an inquiry yesterday on Zillow, responded and got this same exact email.  I am always leary of international buyers and decided to look up the phone number he gave me and that's how I found your blog and a couple others.  I first looked up the company Everglory International Trading Company which appears to be a legitimate company but after searching the phone number I am sure it isn't.  Thanks for sharing with all of us.  I love ActiveRain!!

Wow, they are making their rounds! I received the lead through Trulia as well.

After sending him over 100 listings through a single hyperlink, I thought that would scare run him off. Then he sends this email:

Thanks for your urgent mail and information, I am interested in this property MLS# 1006323 please I would like to offer $403,000 on the property. Please I need a lawyer to represent my interest.

Please get me a lawyer to represent my interest my account manager shall forward my lawyer total payment for the property before coming to view the property.

Another name clearly is Hu Lee with wife Cho Lee in Toronto. Larry McCoy from McCoy Investments is sending out fraudulent cashiers checks on his behalf.

Just came across this thread.

A few years ago (March/April 2010) I received a similar email from a "Wu Gregoery" wanting to buy a $100,000,000 condo from me here in NYC sight unseen.  It sounded fishy from the start but I played along for a while and told them they'd have to send a contract deposit for $10,000 to lock in the property.  After some back and forth emails, they soon sent via International UPS a (fake) check from AXA Insurance (CANADA) for $96,000!  "Mr. Green Sound" was the alleged account manager.  

The explanation for the BIG $86,000 difference you ask?? Simple.  I was to use the $10,000 for the contract deposit and the $86,000 balance was for me to purchase for them .....(here's the best and quite honestly FUNNIEST part....yes I see some humor in this unfortunately):

"Chinese home style furniture, Chinese style home entertainment, Chinese home decoration and Chinese kitchen appliance in Japan that I will be bringing to this property I love my tradition and I want my home to look like little China Mansion."

I called them on it and told them I was reporting them to the Feds, Interpol, the Internet Police and I even made up some organziations just for the fun of it.  

The upside for me??  I have a fake check for $96,000 pinned to my board but more importantly I got some really great home furnishing ideas from them and now my home also looks like little China Mansion!!  ;)

It's been over 5yrs since that post and its amazing that they are still at it, I don't really know what they get out of doing this but if they are still at it they must be getting something or they have really wasted 5yrs of there lives and ours. All we can do is keep a eye out for them and worn others! Good luck in your Business.
