PALM BEACH GARDENS COUNTRY CLUB COMMUNITY OF FRENCHMANS CREEK PROVIDES FINEST IN UPSCALE LIVING

Palm Beach Gardens' Frenchmans Creek Beach and Country Club provides a unique living experience for its residents.

It is only community in the area with both a country club boasting two challenging golf courses, 17 Har-tru tennis courts, a full service fitness center and spa plus its own beach club in nearby Juno Beach.  Frenchmans Creek also has full service concierge services for residents which includes transportation, handyman services and special requests.  Frenchmans Creek is largely a seasonal community with an estimated 150 year 'round residents.

Unlike many other area clubs, there is just one membership level that includes all facilities -- golf, tennis, clubhouse, fitness -- and is set at $150,000 initiation fee plus about $20,000 anually.

Frenchmans Creek homes and facilities are set on about 700 acres just south of Donald Ross Road and east of Alternate A1A.  There are 600 homes in the community, most custom built, at prices ranging from the $500,000's up to multimillion dollar mansions. 

At the end of the first quarter, 2010 there were 37 homes for sale in Frenchmans Creek ranging in price from $595,000 for a three bedroom, four and a half  bath single family home with a pool and a lake view to $4,955,000 for a 9542 square foot six bedroom, seven bath furnished mansion on a peninsula lot with water of three sides and a deep water dock.  Both of these homes are on the market for more than a year and have been significantly reduced in price.

In 2008 and in 2009 11 homes sold each year in Frenchmans Creek.  By the end of first quarter 2010 there were four homes sold.

Because of the uniqueness of the community, the customization of its homes and the variety of lots, it is difficult to advance a blanket market value for homes at Frenchmans Creek.  In 2008 the 11 homes sold averaged $427 per square foot,with the highest priced home selling for $798/SF and the lowest priced home going for $279/SF.  The 11 homes selling in 2009 averaged $280 per square foot and ranged from a high of $381/SF to $203/SF.  The four homes selling during the first quarter of 2010 averaged $319 per square foot ranging from $487 to $204.
