You will have to pay for the inspection yourself, but it could keep you from buying a house that will cost you far more in repairs down the road. If you are satisfied with the results of the inspection, then your offer can proceed.

We cannot emphasize enough the value and necessity of an extensive home inspection. Many home purchasers, either in the desire to save the $200 to $400 that a good inspection costs, or due to simple ignorance, have spent enormous sums of money repairing items that any good home inspector would have pointed out. Any offer to purchase you make should be contingent upon (subject to) a whole house inspection with a satisfactory report. Do not let anyone--not the agent, not your family or friends, and especially not the seller--dissuade you from having the property thoroughly inspected! Not only will you sleep much sounder after you have moved into the house, a professional inspection can give you an escape hatch from a contract on a defective house. If the contract is written contingent on an acceptable inspection, any defects in the home must be either repaired or monetarily compensated for. If you are not satisfied, you have the option to cancel the contract.

Hello Joseph:

I am a home inspector over in the Texas area and belong to a couple AR inspector groups. We have tried to share information recommending the pre-inspection for the seller and the inspection for the buyer.

A home inspector has to go through extensive training and can identify problems that the owner, friend, or family member may not be aware is even there. The inspection is from roof down, structural and mechanical. Some items may not be major but on the other hand they could be. It's better to address the problem early. Better safe then sorry. Could be the best money that you ever spend if you are considering selling or buying a home. Good blog Joseph.

Being a Realtor I always tell my clients to get a home inspection....I think it will be the best investment they can make.  Why guess about a properties condition when you can have a professional investigate, review and summarize the property for you.  This even in most cases helps you with repair decisions or minimally targets where further inspections may be required.  Nice post.
