Tax Credit Henderson, NV

The rules for taking advantage of the tax credit are the following:

  1. Must have a binding contract in place [in escrow] by April 30th, 2010 to get the tax credit
  2. Must close by the end of June, 2010 [before July 1st]
  3. There is a maximum tax credit of $8,000 for first time home buyers and those who last owned a house 3 or more years ago.
  4. There is also a tax credit for current homeowners of $6,500 if they buy a new principal residence costing $800,000 or less.

Here some suggestions to take advantage of the tax credit [that will soon expire] for Henderson, NV and all of Las Vegas

  1. Get to know your market.  Use the Internet to see what is available in the area you are interested in Henderson or Las Vegas.  For the tax credit it doesn't matter where
  2. Line up your financing.  Talk to a lender right away.
  3. Narrow your search.  You won't have time to LOOK at everything, so have specific criteria.  Separate needs from wants.
  4. Consider the condition.  In today's market many of the foreclosed homes are not in perfect condition.  Decide how much work you are willing to do.
  5. Keep things in perspective.  As nice as it may be to get the tax credit, don't let it control your home search.
  6. Be careful of short sales.  Banks are slow to respond and there isn't time for that now.

The tax credit is a great thing for right now, but there are some really great deals right now even without it.  To take advantage of the best real estate opportunities, you need a real estate professional who provides quick, efficient service and helps you narrow down the options to the homes that specifically meet your unique needs and then negotiate the best possible price for you. I love to help first time homebuyers.

Right now, there are several things that you can do to help me begin the process of finding you the ideal home that will follow the tax credit guidelines:

1. Ask questions!  About the tax credit or anything that matters to you about real estate.

2. Get a pre-qualification or pre-approval letter for your real estate loan. If you want to learn more about getting a prequalification or pre-approval letter for your loan, contact us. 702-301-0648.

3. Call me or e-mail me your phone number. The sooner I can talk to you, the sooner I can start meeting all of your home-buying needs. I can also answer any questions about the tax credit.
