Summary:
March sales this year were better than 2009. Last month saw 15 home sales compared to only 12 in 2009. The sales in March were a direct result of buyers shopping for a home during December, January, and February, typically the slowest months of the year. Looking at the prices of the homes that sold last month, we would conclude that many of these sales were a direct result of buyers looking to take advantage of the home buyer tax credit.
Looking ahead, the next few weeks should be among the most hectic times the real estate industry has seen in years thanks to the home buyer tax credit, which will be expiring on April 30th. Consequently, the next few months should be great for actual home sales in Solon. We currently have 36 homes under contract and more to come this month as buyers try to beat the deadline. We expect June sales to be above average as a direct result of buyers going under contract this month.
So what happens after the tax credit expires? This is the million dollar question, but many feel that the market will take a small step back as many of the first time buyers will no longer be in the market. However, only a small portion of Solon housing would be considered ideal for a first time buyer in terms of price point, and the spring market should see move up buyers taking advantage of low interest rates and stabilizing market conditions. We expect to see more higher priced homes sell over the next 90-120 days, and inventory increasing as well.
