Pre-Inspections

Have you ever considered a Pre-Inspection before listing your house?  I have started recommending to seller's to have pre-inspections done on their property before listing their homes.  There are some benefits.  You are not surprised by items that show up when the buyers do their inspections and you can possibly repair those items before the home goes on the market.  When buyers do their inspections during the option period and repairs must be made, the seller either has to agree to extend the option to get bids or hurry and complete the repairs quickly.  By doing a pre-inspection of the property, it  gives the seller time to get bids for the work. Remember, buyers will still have their own inspections, which you still want, to decrease any liabilty plus you must disclose the items found in the report. But, the cost of a pre-inspection could save you money in the long run.

I always recommend a pre-listing home inspection as a way to sweeten the offering. It has many benefits:
  *reveals any hidden issues so seller can deal with them up front
  *justifies your list price
  *eliminates any further negotiations after the buyer would have done an inspection
  *lays all your cards on the table
  *expedites the sale
  *shows you have nothing to hide
  *saves the cash-strapped buyer some money

Better than offering a Home Warranty in my book and the attorneys love them.

Sometimes you can get an inspector to agree to a very reduced price IF you let him do a pre-inspection on ALL of your listings!  It's a win-win!

Many of our inspectors will do an inspection at a reduced price.  It is definitely a win-win. I had a transaction where I was representing the buyer and we negotiated the price to the seller's bottom line.  After inspections, the seller had to do several thousand dollars in repairs.  I use this as an example to encourage sellers to do inspections, it helps eliminate those surprises.
