Getting top dollar selling a home is much simpler than you think. There are endless articles written about tips on selling a home. There are as many theories on the subject as there are homes. Instead of the usual outdated tips that have no measurable results, I believe if you stick to a simple easy to follow plan, you will get the maximum net dollars in your pocket when selling a home. Of course I can write for days on end but for the purpose of this blog I will try to keep it as simple as possible.

Step 1: Hire the services of a Realtor. I learned at an early age that the one thing in life that every person on this Earth has exactly the same is time. Each and every one of us should be aware of the value of our own time. If you can hire a professional to do a job for you at a reasonable fee, spend the time you save doing what you are expert in or spend your time with family friends or personal time to do what you enjoy. Again hire a Realtor when selling a home because they have a specific proven plan to get the job done!

 

The statistical fact is that a Realtor will deliver a higher dollar value net in your pocket than if you try selling a home on your own. To keep it simple for this post, a homeowner looking to save a commission and a buyer looking to save a commission can not get together and save the same commission. A homeowner will always end up paying a commission, either to a Realtor or to the buyer of their home. Step 2: Marketing is truly the key to getting top dollar when selling a home. Simply put, the better the exposure the more shows your home will have. This will result in more offers which will ultimately lead to the best and higher possible sale price when selling a home.

 

Step 3: You guessed it and it is the price! You can interview a thousand realtors and 95% of them should be able to give you the correct estimate of what your home is worth within a 10% range and 5% is actually my goal. The problem arises when a homeowner is told threat their home can be sold for a price that is not supported by recent comparable sales in the neighborhood. All the marketing in the world will not sell an overpriced home.

I guarantee that if you follow these three basic steps, you will get a fantastic result when selling a home. The result will net you more dollars in your pocket with a minimum amount of inconvenience to you and your family, in the shortest amount of time.
