Time for a change

I've given up on newspaper advertising.  Yesterday I ran a full color, front page ad in The Miami Herald Real Estate Guide for a property that's priced under appraised value.  The photo was unique in the fact that it not only showed the house, it also showed the pond, and the land around the house.  It was eye catching.  Did I receive even one phone call????? Nary a one.  I am convinced that the internet is really the only way to sell a home in this market and I was wondering if you could share with me some of the ways you use the internet.  I've just learned about V flyer and Postlet.....any more suggestions?

Seriously, I think that you are right. The newspaper is just not what it one was.  I use HouseValues for leads. So far its paid for itself..

I would like for you to go to http://www.web.com/ This is a webhosting site. They have an amazing amount of templates to choose from and within an hour you will be publishing your own site. The customer service is top notch and the cost is so minimal it should be criminal.

They do have real estate related templates to choose from if you search hard enough. Also, if you have the cashflow, I would shell out the 1,500 to them and have them build you a site that blows the doors off the competition. Having the site is not really the key. Utilizing the SEO and Keywords is the true key. With Web.com you can take Search Engine Optimization to a whole new level. Check the site out and watch their tutorial. I have not advertised in the Paper in over a year. I find it very expensive and the returns are minimal at best.

I have always thought print ads for the most part were a waste of money.  Most anyone that can qualify for a house owns a computer....  It is not even hit or miss anymore...I just think the internet is the way to go.

You are so right and I commend you in your decision! Online marketing is the only way to go along with direct mail and networking with your database and sphere of influence. Why should we give money to the very medium that is spreading doom and gloom? What have they done for you lately? NADA!! Total waste of money IMO! Katerina

Patricia, after hundreds of dollars wasted in a few short months I gave up print advertising also.  The only print ads I'll do from now on will be paid for with my ad credits =)  No more out of pocket for me.

The print media is good to soothe a sellers concern that you are trying to market their home, but as you stated the truth is that the internet is where people are searching for homes to buy.
