Texting and the Real Estate Business: Give Me a Break!!!!!

murrieta home Life is always in constant change and even I try to embrace change. Indoor plumbing is phenomenal and electricity never seizes to amaze me when I turn on the TV to watch a ball game. A refrigerator that keeps my beer cold is a wonderful invention built out of necessity by a like minded person. Computers have changed our world and even I have embraced this Blogging stuff to bring in more business.

 When rotary dial phones went the way of the Dodo bird I had no problem with it and then the invention to top them all came along: the cell phone!!!!!!! That revolutionized the way we now do business and it now can be a mini computer if you so desire. I still love the fact that it is a portable phone that can be used virtually anywhere even when your out and about. I had a car phone when they first came out and at a dollar a minute the call had better be damn well worth it.

 The irritation to me is nowadays people do not want to talk on their cell they prefer to Text. Sometimes texting is convenient and I do quite a bit myself. My problem is I and my partner do a quite large business with Real Estate Owned, REOs, properties in Murrieta, Temecula and the surrounding cities that are required to have combination lockboxes on them so vendors can get in to do routine maintenance, trash outs etc. All of the vendors have to combo numbers so they can have access at any time. On the Multiple Listing Service I always ask the agents to call for the combination numbers to show or preview the property and I do answer my phone to give them the information.

 We now get many text messages that simply say "I need the combo for xxxx on xxxx street. No name, no company information, no anything. I always text back and ask 'who are YOU'. If they respond back I then call Them and ask What company are you with and what is your Department of Real Estate license number. Many agents get pissed and act like I'm some kind of a**hole but lets be honest as how am I supposed to know who is inquiring?

 We have had many consumers call, must have learned it from a Real Estate agent, and do the same thing. The reason I know it is a consumer is they usually will not respond and if they do the information they give is bogus. A few have said their agent told them to call on the properties they liked and ask for the combo code to gain access. I always let them know they have a lousy agent but if they will sign a Broker Buyer agreement with me I'll help them find the perfect home. Sold three houses with this response in the last year.

 Moral of the story is CALL the listing agent first and if you receive no response in a Reasonable amount of time call again then text them but Identify Yourself. Don't wait until you are in front of the house with your clients and expect a response in thirty seconds. Prepare your showings ahead of time even if they are REO properties because beleive it or not we REO agents do want to sell our listings.

Some things like showings should always go through the main office and verified through a showing desk system.

All good points ...agents teach consumers the 'workarounds" and then they get upset when they get cut out of the deal altogether!

I only like making texting an option once a relationship is formed.  Phone calls can same alot of time.

When I got my first Mobile phone or bag phone.  Yup, $1.00 a minute.  And I'd call the wife from the driveway. Or you'd forget to hang up and have a $40 call to the sitter.

Good point.  Texting is definitely the next wave, especially with the younger generation.  Too bad they don't have an auto signature line.

Cameron:  If you have not already done this put it in the listing that you need the agent to text their license number and at least the street name.  Crazy that people think you should know what listing and just give it out to anyone.

JL, Many times I give them a call but on the weekends my phone goes crazy with calls.
