Interesting concept. I have heard of self-directed IRAs for investing in flips but I have never heard of doing wholesale deals with them. I am sure one needs to be careful how the funds are handled to avoid penalties.

You can invest in real estate using your IRA!

It's a common misconception to think you withdraw the funds from the IRA in order to purchase real estate.  This is not the case.  With a self-directed IRA, the IRA buys the property, just like an IRA would buy a share of stock.  There are no penalties because the IRA is buying the property with IRA dollars.  So long as the property is for investment purposes only, this is allowed.  Where is that written, you ask?  Look at www.IRS.gov and look up Pub 590.
