You Don't Need The Bank's Permission...

Have you been thinking that maybe you need to sell your house as a short sale? Have you lost your job? Is a medical condition taking all your resources? Has your payment gone up too high to manage after your rate reset?

Do you think you need the bank to ALLOW you to put your home up for sale? You Don't Need the Bank's Permission, You Can List Your House

You don't. The bank has nothing to say about it. It's your house, and you can put it up for sale.

NOTE: You will need the bank's approval to CLOSE a short sale after you have an offer.

That is a different subject.

But, can you list your home without the bank's approval and get a buyer willing to pay a fair market price, even if it is less than you owe?

YES.

That doesn't mean the bank will say yes or no, but you have started the process.

Vickie, you are so right. I just met with a family this week who didn't know they could list the house without getting permission from the bank. They asked the bank repeatedly with no answer...now we are racing the clock to beat a looming sheriff sale.

The banks are not volunteering information that would help a homeowner in their time of need.

Ron, I agree - the information is so hard to find and no banks are volunteering it.

Good point Tom - haven't seen it start yet - I don't have any hope for HAFA to help us.

Jeffrey, that always makes me uncomfortable for that uninformed agent, but we are all at different levels, I know.

Larry, you are so right. The consumer is completely at a loss in most cases. It is tragic when help is available.
