Beautiful Home Begs for Home Staging

I like to "shop" online sometimes to get an idea of what is going on in my market. I came across what could have been a very nice listing (it certainly had the price tag).  This listing had photos that were confusing and not very helpful for a prospective buyer. Home staging and new photographs could make this home a show stopper.

Here is what the photos presented. There was a very large entry that went directly into a living area with a beautiful fireplace. On the far side of the room was a view into a study with intense red walls. The study was also void of furniture. The next picture showed that same study filled with furniture and lots of clutter. Along with the red walls it came off as not very inviting. It was obvious the pictures were not taken the same day. The dining room showcased moving boxes stacked around the room. What an opportunity was missed here. A buyer that likes to entertain is not going to be impressed with this! The kitchen was pristine except for a seasonal (reindeer?!) sitting on the counter.

This was a four bedroom house yet not one bedroom or bath was shown in the photographs. Master bedrooms and master baths sell homes. Like the kitchen they are extremely important to today's home buyer.

This is such a simple fix! The only room (as far as I could tell) that needed paint was the red study. The rest of the home could come to life with rented furniture. Something as simple as a couple of comfy chairs near the fireplace would help give the buyer an idea of what could fit in that space. A little more tweaking with beautiful linens and some art on the walls would bring this home to life.

What a shame it is if this homeowner is serious about selling quickly (and getting that top dollar!). They have missed a perfect opportunity to draw prospective buyers into look at their home.

The majority of today's buyers shop online before they get in the car. This is the place to make the first impression! Make it market ready! Stage it. Sell it. Then get on with your life.......
