I had a lot of fun staging this occupied home.

We brightened up the dining room with some lighter colors and bought in rental furniture to update the look.
In the other rooms we used mainly what the client already owned with just brining in some new accent pieces.
We neutralized the patterened sofa with a slip cover, decluttered and added some new accessories.
Before the bedroom felt pressing with the heavy draperies and clutter. The bedroom received a lighter look through some neutral color on the walls and lighter window treatments after decluttering several furniture pieces.

The Real Estate Agent was very pleased: "The open house went very well. The brokers that had seen the house a month ago did not recognize it! The change of colors in the DR and MBR and taking away any clutter made a huge difference. The house really looked great and the brokers really liked it. Thanks for the help."

This house definitly stands out from the competition in this area! It shows in the amount of showing since it came on the market this week.

Aurora - yes, staging helps houses to stand out from the competition. Therefore they do have a track record for getting a larger traffic into the house and sell faster and at a higher price. It is the packaging of the product.

Iryna - the dining room is my favorite too.

Liz - You are so right. Before the chandelier looked beautiful, but a little dated. With the new look of the room it looks again modern with a new sohpistication. I really love the chandelier now.

Julie - the house was very traditional and I needed to update it with the limited budget. It was fun to find the right combination.

Oh, yes Karen, you are so right. It can have a much higher impact if you can bring in some new pieces. The home seller already said that she might contact me for helping with the design of their new home. Let's keep the fingers crossed.

Very nice transformation that brought this home into the 21st century! The slipcover and new rug made the living room so fresh, and the dining room will now appeal to far more buyers. The bedroom sheers are such an improvement over that odd valance (what were they thinking?) Love the changes!
