In this video, Realtor and Broker, Tony Zito, and Home Appraiser, Bill Cobb, discuss how appraisers value enclosures and additions. It all depends on the quality of the improvement and how close it matches the original quality of the home and design of the original home.  Was the slab raised to the height of the slab of the original home?  Does the enclosure or addition flow well with the original floor plan?   Was the central heat and air conditioning upgraded to handle the extra living area without installation of a window unit?   Does the flooring match the original flooring or did they just install cheap indoor/outdoor carpeting?   These are the questions an appraiser attempts to answer while on-site.

By the way, I'm familiar with your market as I worked with Robert Wolf from 1992 to 1994, replaced Mike Bordelon's position there.   Know appraisers Jim Vance and Earl Waltman.  My wife Lisa is third generation @ POA (Pentecostals of Alexandria) and graduated from LC in 1992.  Actually, I met her while instructing at Camp Beauregard in 1990.  Her parents live in Ball and her brother, Larry Lucas, is youth pastor at Ball UPC.  We'll be up there at the end of this month for Men's Conference at the Campgrounds in Tioga.

Pretty cool video--very CNN-like :)

I recently appraised a home that had a 1,000 sq. ft. addition.  It served as a church (or church meeting room).  Separate entrance, etc.

For the new buyer, it could serve as a very, very large family room (think big piano and parties like F. Scott Fitzgerald used to have), but th home, with its finished attic and huge addition now has about 1,400 sq. ft. more than any other home that's sold in the past 5 years.

Would be curious how'd you handle something like this.
